This misrepresentation allowed James to secure favorable loans, including a 2011 Home Affordable Modification Program (HAMP) loan at a 2.7% interest rate, saving her an estimated $44,000 annually.

The article suggests that these actions constitute mortgage fraud, especially since HAMP loans were restricted to properties with four or fewer units. He also questions James’s claim of financial hardship for the HAMP loan, noting her 2011 income of at least $ 14,000 per month.

March 20, 2025: Mortgage Fraud Alert: Did Letitia James Marry Her Father?  

Gilbert reports that in 1983, James and her father Robert James, took out a $30,300 mortgage from Kadilac Funding Ltd. for a property at 114-04 Inwood Street in Queens, listing themselves as “husband and wife” on loan documents.

He argues this misrepresentation of their relationship was likely a deliberate attempt to secure better loan terms, as James, then 24 and with limited income, may have struggled to qualify for a mortgage as a single woman. Gilbert posits this as potential mortgage fraud.

March 25, 2025: The Letitia Files: Did Letitia James Illegally Hire a Nonprofit for Her 2013 Campaign? 

Gilbert alleges that James’s 2013 campaign for New York City Public Advocate illegally hired New York Communities for Change (NYCC), a 501(c)(4) nonprofit, to perform campaign activities such as canvassing, staffing, and providing resources like phones and rent. Payments totaling $3,494.38 are cited as evidence. He argues that these activities likely constituted in-kind contributions, which are illegal for a 501(c)(4) to provide to a political campaign.

April 11, 2025: Revealed: NY Attorney General Letitia James Declares Virginia Home Her ‘Principal Residence’

This article was reprinted with permission from White Collar Fraud, a website run by forensic accountant Sam Antar who has worked with Joel Gilbert. Antar and Gilbert would soon visit James’s apartment building together in Brooklyn.

Antar shows that Letitia James falsely claimed a property she purchased in Norfolk, Virginia would be her “primary residence” in mortgage documents in 2023. The designation affected underwriting criteria, risk evaluation, interest rates, and insurance rates, giving James financial advantages she was not entitled to given her primary residence was in Brooklyn.

April 13, 2025: New for Letitia Files: Is Letitia James’ Rage Against Trump Really a ‘Daddy Issue?’ 

This article suggests that James’s aggressive legal pursuit of Donald Trump may stem from personal issues related to her father Robert’s abandonment of her family when she was a teenager.

Gilbert details how Robert James left his wife and eight children to buy a home for and live with his girlfriend, potentially motivating James’s political vendetta against Trump.

April 17, 2025: NEW EVIDENCE AGAINST NY AG: Letitia James’s Fishy Virginia Foreclosure Purchase in Martinsville Warrants Separate Investigation 

Gilbert raises questions about James’s involvement in a 2008 foreclosure purchase of a single-family home at 21 Peters Street in Martinsville, Virginia, alongside two relatives.
